You are not VAT registered

You might be able to reclaim the VAT under the Self Build Scheme, as long as you meet all the conditions. We will advise you on these.

You are VAT registered

We will help you to identify whether you need to be charged VAT at reduced or standard rate, and also look at the end use of the building.

We look at the following areas:

  • Occupation - Is the property to be occupied by the owner or their family? Will the property be occupied by a full-time worker?
  • Selling - Is there an intention to sell the property?
  • Letting - Is there an intention to let the property as a holiday letting? Is there an intention to let the property on a long-term residential basis?
  • Reduced rating - Does the property qualify for reduced rating?

Please contact us before you start work on your barn conversion and we will happily help you look at your VAT situation.
