Barn Conversions

Barn conversions are individual cases and differ depending on the circumstances. The usual question is ‘how do I claim back the VAT?’ However, this is never a simple question. As experts in this area of agriculture, we specialise in helping you to significantly reduce your VAT cost and also assist in VAT claims. Prior planning is essential to this, so we recommend seeking advice from us before undertaking the work.

If you are VAT registered
We will help you to identify whether you need to be charged VAT at reduced or standard rate. Additionally, we will also look at what the building will be on completion, whether that’s a commercial or residential property.
If you are NOT VAT registered
You may still be able to reclaim VAT on your barn conversion through the Self Build Scheme. This is providing you meet all the conditions. We will assist you through this process and advise you on the best route forward.
What we look into
Occupation
Will the completed conversion be occupied by the owner or their family? Will it be occupied by a full-time worker?
Selling
Is there an intention to sell the barn conversion?
Letting
Is there an intention to let the conversion as holiday accommodation? Will it instead be let on a long-term residential basis?
Reduced Rating
Does the build qualify for reduced rating?
